Leases

Leases are concluded by Immobiliare San Pietro in the name and on behalf of property owners in our catalog.

Accomodations

The properties we have are second houses, wich are selected by us,verifying a number of features in terms of services and lelevel of finish. The properties  that we offer are all good quality and suitable for the use proposed.
In the house card you will find a list of features,amenities, photos and available periods. If there are a specific needs it would be better that the person concerned precise upon reservation and request all the information before booking.
 

Limits of your stay

The minimum stay is indicated in house tab.

Quote

After analyzing the house card, you can ask for a quote, please fill out the "request quote" form which is within the house card. You will receive directly to your email adress or phone number the quote for  your holiday house.

Reservation

Once you have chosen the House you must:

-Call the Agency to verify in real time the availability (in the meantime, the House could be booked by other clients).

-Confirmed availability for that period, shall send a written request for reservation, after this  the house is optioned.

-The option has a maximum period of 48 hours, deadline by which should be paid the deposit of 30% of the agreed amount, by bank or postal transfer (for added security you will need to send us the receipt of the bank transfer and/or money order via fax)

– With the reservation of the house, which must be in writing, you must send the house card of the property that you booked, duly signed, a copy of an identity document, and the general information of all occupants of the accommodation booked.

Booking Confirmation

Once  we will receive the deposit the Immobiliare Sn Pietro will send to you  the booking confirmation.

• Is not possible to change house once booked, being of different owners, the houses are not all alike; therefore we advise you to read carefully the following characteristics of the house card.
•  Bookings are personal and not transferable to third parties without prior permission of the Agency
• The sublet and extra guests are prohibited.You may not use the accommodation to persons other than those indicated, and in a number higher than the number of beds indicated on the house card.Any replacement of persons during the rental period is forbidden unless previously authorized by Immobiliare San Pietro.

Modality

The guest in order to take possession of the accommodation, must:

-Provide documents for all occupants.

-Pay in the balance of the agreed amount.

-Pay in the deposit indicated in the house card

-Pay in the amount  for final cleaning indicated house card

-Sign this regulation

Arrival and Departure

The hand over of the accomodation keys is usually the day  indicated in the reservation,  the time is between 04:00pm and 9:00pm .

The day of departure tenants must STRICTLY  return the keys not later then 10.00am.

Any arrivals or departures at different times, must be communicated to Immobiliare San Pietro at least 48 hours in advance.

No-show: passed 24 hours from the no-show and no communication has been received, the Agency shall be free from any commitment and will return the availability of the accommodation to the owner without any charge against him. In case of late arrivals or anticipated departures over the reservation, no amount is recognised as the customer

Deposit

Usually a deposit is requested as guarantee of the good preservation of the premises and the inventoried items.
The deposit will be returned , after deduction of any damage caused, in conjunction with the return of the house keys to a immobiliare San Pietro agent and only after the agent checked the  house. If due to a departure not communicated on time, or at different times from those expected, tenants  cannot return the keys, the security deposit will be returned in a second  time by post transfer.
 

It will be requested foe who will bring animals when permitted by the owner,a supplement of Euro 200,00 to be integrated to the deposit (indicated on the house card).

Any discrepancy found may be recognised only if indicated by the guest within the day following arrival.The tenant he wiil be responsible to use with the care of the good family man the leased asset and will be responsible for damages or shortages due to him; failures and breakages must be reported promptly to the Agency. The tenant shall be in any case responsible for any damage in excess of the amount of the security deposit.

Final Cleaning

Although the final cleaning , guests must leave the house in acceptable conditions, in particular in the final cleaning are not included the kitchenette and dishes, which must be returned perfectly clean and tidy, under penalty of € 25.00 will be charged for the execution of the same.Customers must provide in addition to empty the refrigerator, and the trash bin, taking away all the garbage; to replace any furniture moved during your stay.

Complaints

Each accommodation has been visited and checked, and descriptions contained in the catalogue are truthful and written in good faith. We are not responsible for any alteration made by the owner or after the acquisition of the house itself without our knowledge. Any problems or malfunctions in the use of the house, should be promptly reported to the Immobiliare San Pietro that will alert the owner, who will endeavour to resolve your problem as quickly as possible.Any claims reported at the end of the stay or after departure will not be taken into any consideration.

Cancellation

For cancelations communicated by the customer at least 50 days prior to the rental start date, the Agency will return 50% of the deposit, otherwise nothing will be due,if for reasons of force majeure the impossibility arises from the Immobiliare San Pietro to deliver to the tenant the reserved accomodation, the same will assign another with similar characteristics; if the tenant refuses the new place will be recognized the restitution of the amount paid for the deposit, and no other compensation will be recognized.

Acceptance

 The reservation also implies the acceptance of the following rules that absolutely must not be ignored.The person signing this regulation will be responsible also for people that go with it, of the conditions of this regulation.
